Dalby’s Kingston Park Estate is taking shape with construction of the estate’s first home almost complete.
Nestled in a quiet location on Winton Street East, Kingston Park is being dubbed one of the region’s most exclusive residential addresses.
Builder Chris Tamakehu, who is constructing the estate’s first home for local clients and has plans to build another for himself, said the estate is attracting buyers because of its excellent presentation, great position and large size allotments.
“To have a big one-acre block, in such a well-presented estate and still so close to the town centre is really appealing.”
Development industry peers agree. The estate was recently named a finalist in the Urban Development Institute of Australia (Qld) Excellence Awards.
Agent Andrew Fitzsimmons said Kingston Park had been popular due to its location and attention-to-detail in the design.
“The sandstone entry walls, heritage street lighting, fencing and signage, and the high quality of landscaping and roadways are really making this estate stand out.
“People are choosing this estate because of its natural, friendly feel and the lifestyle it offers,” Mr Fitzsimmons said.
Kingston Park is equipped with underground water, power, natural gas and telecommunications services, as well as individual sewage treatments systems giving residents the opportunity to use grey water for gardens and lawns.
Mr Fitzsimmons encouraged interested buyers to get in before it’s too late.
“The estate is already two-thirds sold, so we are really encouraging people who are interested to make their move soon, or they might just miss out.”
He said now was an excellent time to buy as the developer was offering to pay Council rates until June 2008 for people who purchase and settle before the end of the year.

Dalby development in spotlight at state awards
29 June 2007
Dalby developers have proven they can match it with the best, with Kingston Park Estate named one of Queensland’s best small residential estates at the prestigious Urban Development Institute of Australia (UDIA) Suncorp Queensland Awards for Excellence.
Kingston Park was named a finalist in the Small Residential Subdivision category in front of more than 1,000 of the industry’s elite at a gala dinner in Brisbane late last month (22 June).
Developed by SID (Started in Dalby) Land Holdings Pty Ltd, Kingston Park Estate comprises 36 homesites just off Winton Street, with convenient access to the Toowoomba highway.
According to SID Landholdings Director Jon Kingston, receiving recognition from the UDIA was one of the highest honours in the development industry.
“Our name was up there with prominent developers like Delfin Lend Lease, QM Properties and Mirvac. It just goes to show that can deliver a development that is of the same high standard you’d find in metropolitan areas.”
Mr Kingston said the one-acre homesites, all equipped with underground electrical, telecommunications, natural gas and town water services, had proven very popular.
More than half the allotments have already been sold.
“People have been quick to realise the potential of Kingston Park Estate for both new homes and investment. For most of our buyers it’s been a lifestyle choice.”
Mr Kingston said buyers had been impressed with the special touches added to the development.
“It looks exclusive but still has a natural, friendly feel. We’ve paid careful attention-to-detail with sandstone entry feature, landscaped road reserves, and heritage fencing, street lighting and street signs,” he said.
The estate has premium asphalt roads, flush-edge kerbing and landscaped road reserves.
Together with engineers GHD, SID Land Holdings has put in place innovative environment solutions including an efficient stormwater drainage system and individual sewage treatment systems (grey water can be used for domestic watering), as well as using drought tolerant plants in the landscaping.
UDIA (Qld) President Mr Brent Hailey said the awards represented a coming of age for the Darling Downs development industry.
“The UDIA awards are the most well-regarded industry awards program in the State. It is indicative of the quality of the development in the region that Kingston Park Estate received this accolade,” Mr Hailey said.
